Building LED retrofit in St. Louis Park, MN

The building owner wanted to see areas where they could improve tenants' work environment and make the building more efficient.

ONPEAK assessed the space and came up with an LED retrofit proposal for the common areas and also indoor and outdoor areas. This project is located in Minnesota and included close to 500,000 sq ft of space.


OnPeak created a lighting retrofit solution for both the interior and exterior areas. Using visually appealing fixtures from U.S.-based manufacturers, we focused on a plan that could be implemented with little to no impact on the building tenants.

The proposal took into consideration all available incentives from the utility company, qualifying the project for a very large rebate for our client.

The project creates enough energy and maintenance savings to repay its cost in under two years.

The solution included over 1,200 fixtures, saving up to 563,000 kWh every year and $73,000 in energy and maintenance expenses.


Using reliable LED fixtures from US-based manufactures ONPEAK implemented this project providing comfort for tenants with a better and more uniform lit space (170% increase in foot-candle readings), savings over 563,000 kWh, and removing 880,000 lb of CO2 per year. We successfully implemented an energy efficiency solution that in the short and long term will create significant value to tenants but especially for the building owner who by doing this retrofit increased the building net operating income and at the same time reduced CO2 emissions.
