After a technical assessment, ONPEAK Energy proposed that OPT San Antonio replace four air-cooled chillers with new efficient ones and upgrade their building management system.
In addition to these upgrades, OnPeak proposed the following:
– New pumps and valves
– New hot gas bypass
– A voltage protection system
– A ground fault protection
ONPEAK installed 4 Daikin Scroll Air Cooled Chillers, equipped with BacNet cards that enabled them to communicate with the new Building Management System (BMS).
A new BMS system was custom designed and installed for the property. Complete with a web-based graphics platform, this new system allowed Accesso to have remote control of all 8 chillers and all 8 AHU. In addition, new sensors with an access control system were provided for the BMS.
ONPEAK successfully created a customized turnkey solution that resulted in no negative cash flow. This allowed the customer to achieve project completion without impacting their budget. The project has an IRR of 28% with an NPV close to $400k.
The newly installed air cooled chillers, which include a five-year part and labor warranty, assure building’s tenants experience comfort.
Key results of this project include:
– Savings of $100,000 every year in maintenance and power
– Remote control of mechanical equipment
– $8,000 rebate from the utility company
– A reduction of 751,860 kWh each year
– Reduction in greenhouse emissions (CO2) of 586 tons/year
