Atrium at Park Ten is a three-story, 139,834 sq. ft. office building. Located in the heart of the Katy Freeway West/Energy Corridor, Atrium is minutes from residential neighborhoods, shops, restaurants, and hotels. Atrium has distinctive, contemporary design with large floor plans providing flexibility to accommodate tenant growth.
ONPEAK evaluated the property and proposed the best solutions to improve property cash flow by reducing energy and operational costs. A new building management system (BMS) was proposed to improve the performance of the variable frequency drives (VFD). With a new, connected control system, the controller can be remotely accessed to program, configure, or maintain the installation thus reducing costs associated with on-site visits.
A JACE 8000 controller was to also be set up to provide integrated control, supervision, data logging, alarming, scheduling, and network management of the BMS. The installation of Spyder BACnet Programmable Controllers, provide advanced system features that allow state-of-the-art commercial building control.
ONPEAK upgraded the building management system (BMS) to enhance performance and achieve further savings. The BMS can be accessed from an internet browser using a computer or a mobile device.
A web-based platform with a graphical user interface was setup to help operators navigate the BMS, monitor system performance, and conduct adjustments as needed. The upgraded BMS enables efficient temperatures control by enabling fine control of pump speed. It is designed to run automatically, and the HVAC system is operated based on a schedule defined in the BMS.
With ONPEAK’s solution, Atrium updated their building management system with the installation of new software and connected control systems. The project saves Atrium $20,700 in HVAC energy savings every year. Our goal was to set efficiencies in place, and we did just that by reducing overall electric energy consumption by 15.53%.
